Chapter One

The Brief

Sugarhouse is one of Salt Lake’s most desirable neighborhoods. Walkable, mixed-use, and stubbornly its own thing.

Lowe Property Group came to us with an ambitious mixed-use project at 1853 Sugar Alley: ~200 residential units stacked over 18,000 square feet of ground-floor retail, in a building that had to look like it had always been there.

Then the building caught fire mid-construction. Two stories burned. The team rebuilt.

What came out of that rebuild posted the top-performing rents in all of Utah — proof that “incredibly refined, incredibly timeless” design holds up to fire and concession-heavy markets alike.

Full case study in development — new photography drops Spring 2026.

Why It Matters

What Sugar Alley Proved

Top rents in Utah
Ultimate proof that design drives financial performance. Not concessions, not incentives. Design.
~200 units + 18,000 SF retail
Mixed-use density done with restraint. Retail anchor at the street, residential rhythm above.
Rebuilt after a construction fire
Two stories burned. The project came back, on the same standards, on the same vision. Resilience as design discipline.
“Incredibly refined, incredibly timeless”
A design language built to age well. The building still reads as new years after lease-up.
Sugarhouse fit, Sugarhouse polish
A walkable mixed-use that strengthens its neighborhood instead of overpowering it.
Demanding client, exceptional outcome
Strong opinions met with professional response. Proof L64 thrives under client pressure, not in spite of it.
