Chapter One

The Brief

Graffiti-tagged walls and vacant storefronts greeted you on the West Side of downtown Salt Lake City. It wasn’t a place you wanted to hang around, let alone live.

Our client, Salt Development, saw something different. They were determined to change the narrative around the West Side by introducing quality apartments centered on a sense of community. Their thinking was: If the experience of the place could shift, then the reputation would follow. Midway through the planning stage, they doubled down. The project expanded from 250 to 450 apartments, signaling they were fully committed.

This set a higher standard for us. We knew the outdoor spaces, especially the rooftop, had to reach landmark status to attract residents and prove the West Side could compete with the best addresses in the city.

Our Approach

Step onto the rooftop and the whole city opens up. Steam rising off the pool in winter, music drifting through the space, the Salt Lake skyline laid out in front of you.

We built one of the largest lifestyle rooftops in the state. A 26,000 square-foot deck and an Olympic-sized pool with mountain and skyline views. Cabanas and fire lounges fill before sunset, firelight flickering across the deck as lighting takes over when the sun drops behind the mountains.

The gym and spa open straight onto the rooftop. People work out, then stay. Morning yoga shifts into coffee and catch-ups. By the weekend, the whole deck is in motion. Five hundred residents and guests move through the same space with ease.

At ground level, four courtyards offer different ways to spend time outdoors, from social and active to quieter and more reflective. The sequence makes the site feel intuitive and lived in.

We based every decision on how people would actually use the spaces. That’s why the outdoor areas feel like a natural extension of the way people live in the building.
